Tenant Maintenance Requests
If you have an urgent repair outside of our standard business hours that requires immediate attending to, please contact our emergency trades partners in your city as outlined below. You should also email support@OwlEstate.com.au so that our team is aware of this issue.
Typical urgent repairs include: burst water service, serious roof leaks, dangerous electrical faults, gas leaks, flooding, or a failure of gas, electricity or water, or any damage which makes the premises unsafe or insecure. For a full list of urgent repair contacts, refer to your lease agreement.
Please be advised any maintenance work that is organised by a tenant that is not considered an urgent repair may be at the tenant’s expense.
So you’ve just inspected a property with one of our friendly team and are thinking, “This is the place for me.” The next thing you’ll need to do is submit an online application.
To apply for one of our properties for lease, follow these easy steps:
Step 1: View our current properties available for lease by clicking here.
Step 2: Find the property you wish to apply for and click the “apply” button.
Step 3: Complete and submit your application for your preferred property by putting your strongest foot forward.
Once collated, all of your details will be sent via an online application to one of our Leasing Managers. To make the process as speedy as possible, please remember to upload all requested supporting documents and don’t skimp on detail in your application.
Once you have submitted your application, our Leasing Agent will diligently assess all applications against the property and get back to you once all applications have been processed. For popular properties this can take 2-3 business days, but we strive to process applications as quickly as we can – because we’re renters too and we know that you want to find out as soon as possible!
All applicants will be notified of a successful or unsuccessful application, so there’s no need to chase us for an answer. We’ll get back in touch with you when we have an update!
Congrats! You just landed your new home with OwlEstate. Once approved, you’ll be required to pay a holding deposit to secure the property. We need the deposit within 24 hours of the formal application approval being provided.
Once you’ve paid your holding deposit, we’ll send a copy of your new lease to all approved applicants to sign electronically. All lease holders will need to electronically sign the lease prior to the lease start date.
After having your application approved and paying the holding deposit, the final payment of a complete bond and rent in advance is the crucial last step. Instructions on how to make these payments are included in the email we send to advise you that your application was approved. It’s important you follow these instructions carefully to avoid any delays in the start of your tenancy.
